Developer reveals plans for more buildings
As seen in the Dallas Business Journal: Henderson Avenue project attracts more high-end retailers as scope expands
The development spans a quarter-mile of previously vacant land on Henderson Avenue. Two more buildings were just revealed, bringing its total size to 186,000 square feet. Get the latest details in this story.
The fresh lineup, revealed Oct. 20, includes retailers opening in Texas for the first time and some set to make their debut in the Dallas area, including Frankies Bikinis, Jenni Kayne, Moscot, Zadig&Voltaire, Beyond Yoga, Sam Edelman, Vuori, Lululemon and Catbird.
3-O Real Estate, formerly called Ignite-Rebees, began construction on the mixed-use district in October 2024. The project was originally set to span 161,000 square feet across 10 buildings along a quarter-mile of vacant land between Glencoe Street and McMillan Avenue. The firm tapped Acadia Realty Trust as a financial backer. But 3-O revealed the project will grow from 10 buildings to 12. A 10,400-square-foot building was previously used for construction staging, while another will break ground by the end of the year at the southwest corner of Fuqua Street and Henderson Avenue, Masinter said.
He said nearly 25,000 square feet of additional retail will come online in those new spaces over the next 24 months, bringing the project’s total size to about 186,000 square feet.
“Now that our project development is winding down, and this site isn’t necessary for staging, now’s the time to put it in production,” Masinter said. The project is about 85% leased across retail and restaurants, Masinter said. More is on the way, he said, with two more restaurants yet to be announced within the development and two others on tap around the neighborhood.
